Mount Pleasant at a glance

Imperial Sign Crafters is a sign company founded in 2017 and based in Summerville, South Carolina that serves Mount Pleasant, SC. The company designs and produces monument signs, exterior business signs, interior business signs, vinyl signage, custom signage, vehicle wraps, and community mailbox kiosks and pavilions. Much of its portfolio is community entrance signage for HOAs, planned developments and homebuilders, including Millers Crossing on Johns Island, Aster Towns for Starlight Homes in Summerville, Windward Townes and Boltons Landing. Signage in Mount Pleasant is reviewed by the Town, and requirements vary by zoning district.

Two kinds of work

What sign work does Mount Pleasant need most?

Mount Pleasant has been one of the fastest-growing parts of the Charleston region for years, and that growth drives two different kinds of sign work: entrance signage for new and maturing neighborhoods, and identification for the retail, office and medical space built to serve them. We do both, and this page covers each one.

We are upfront about one thing: our gallery does not yet show a project inside Town limits. What it does show is the same category of work Mount Pleasant neighborhoods and tenants ask for, built in the same coastal climate. We would rather point you at that than claim local jobs we cannot show you.

HOAs and neighborhoods

What signage do Mount Pleasant neighborhoods usually need?

Rarely just one sign. A community typically needs an entrance monument with the neighborhood name, matching signage at a secondary entrance, and a mailbox kiosk that looks like it belongs to the same property.

  • Entrance monument signs carrying the community or development name
  • Matching signage at secondary or rear entrances
  • Community mailbox kiosks and cluster mailbox pavilions
  • Custom signage designed to match an existing neighborhood look
  • Common area signage within the sign types we produce
  • Signage for new builder phases that has to match what is already in the ground

Older Mount Pleasant neighborhoods often have a second version of the problem: a monument built with the subdivision 20 or 30 years ago that has faded, cracked or been clipped by a car, and a board that wants a new one without changing the character of the entrance.

Board approvals

How does an HOA board get a new entrance sign approved?

There are usually two approvals running side by side, and boards are often surprised by how different they are.

The first is internal. Depending on your covenants, a new or replacement monument may need a board vote, an architectural committee review, a budget line or reserve study item, and in some communities a membership vote. Whatever sign company you use, ask for a design, dimensions, materials and a price in a form you can put in front of the board or membership.

The second is municipal. The Town of Mount Pleasant reviews signage, and what is permitted varies by zoning district and by the terms of the development's own approvals. We do not publish a Mount Pleasant fee, size limit or review timeline, because a wrong number in a board packet is worse than no number. Confirm current requirements for your community with Town planning and zoning staff.

Retail, office and medical

What about signs for new Mount Pleasant retail, office and medical space?

Most commercial space in Mount Pleasant is newer construction, which changes the conversation. In a new development the landlord usually has sign criteria spelling out where tenant signs go, how large they can be and sometimes what they can be made of, and those criteria sit on top of whatever the Town requires.

The order that saves money: get the landlord criteria first, confirm the Town's requirements for the address second, and design to both at once. Designing something attractive and then finding out it does not qualify is the expensive way to do it.

For that work we produce exterior business signs, interior business signs, vinyl signage for glass storefronts and walls, monument signs where a property has its own entrance drive, and custom signage when a space needs something built to fit. Medical and professional tenants often have us handle exterior identification and interior signage together so the branding carries from the parking lot to the waiting room. Our metro work includes interior signage for Plantation Dental Care and Century 21 and exterior and monument work for Southern Cosmetic Laser and Coastal States Bank.

Coastal build

Does coastal weather change how a Mount Pleasant sign should be built?

It changes materials and finishes more than design. Signs east of the Cooper deal with salt air, humidity, direct sun and storm season, so fasteners, substrates, coatings and print films all have to be chosen with that in mind. A sign that lasts a decade inland can start looking rough much sooner near the water if the wrong materials were used to save money up front.

That is also why replacement monuments are so common in established Mount Pleasant neighborhoods. The original was often built to a developer's budget instead of a 30-year horizon.

What to have ready before you ask for a quote

  • The property or community address, so the zoning district can be identified
  • Photos of the existing sign or the entrance island, including a wide shot from the road
  • The community name exactly as it should appear, including any tagline or established date
  • Vector artwork or a logo file, or photos of the existing lettering if no artwork exists
  • Landlord sign criteria if you are a tenant, or covenants and architectural guidelines if you are a community
  • Whether power is already available at the sign location
  • Your decision timeline, including when a board or membership vote is scheduled

FAQ

Mount Pleasant sign questions

Does Imperial Sign Crafters serve Mount Pleasant, SC?

Yes. Imperial Sign Crafters is based at 709 Miles Jamison Rd, Suite 2, Summerville, SC 29485 and works throughout the Charleston metro, including Mount Pleasant. We produce monument signs, exterior and interior business signs, vinyl signage, custom signage, vehicle wraps, and community mailbox kiosks and pavilions.

Do you build neighborhood entrance signs for Mount Pleasant HOAs?

Yes. Community entrance monument signage is one of the largest categories in our portfolio. Community monument work in our gallery includes Millers Crossing on Johns Island, Aster Towns for Starlight Homes in Summerville, Windward Townes, Boltons Landing, Tides in Park Circle and Brighton Square.

Does Mount Pleasant require approval for a new sign?

Plan on review. The Town of Mount Pleasant reviews signage, and what is allowed varies by zoning district and by the terms of a development's own approvals. A community may also need internal approval through its covenants or architectural committee. Confirm current Town requirements for your address with Mount Pleasant planning and zoning staff before anything is fabricated.

Can you do signage for a new retail or medical space in Mount Pleasant?

Yes, within the sign types we produce: exterior business signs, interior business signs, vinyl signage, monument signage and custom signage. For new space, get the landlord's sign criteria first, confirm the Town's requirements for the address, and design to both at the same time.

Do coastal conditions affect what a Mount Pleasant sign should be made of?

Yes. Salt air, humidity, direct sun and storm season all affect how long a sign holds up, so fasteners, substrates, coatings and print films should be chosen for a coastal site. It is a common reason older community monuments in this area need replacing sooner than expected.

Do you build community mailbox kiosks in Mount Pleasant?

Yes. Custom community mailbox kiosks and cluster mailbox pavilions are one of our core services, built for HOAs, residential communities, apartment communities and new developments. They are worth planning alongside the entrance monument so the two match.
